***The recent settlement against the National Association of Realtors has caused a dramatic shift in the way residential Real Estate transacts across the United States.  Prior to August 6th 2024, it was common for a buyer's Real Estate broker to be paid a part of the commission the seller agreed to when they signed their listing agreement.  This practice was found to not be in the best interests of the seller; therefore it is now required that buyers pay their own agents and have a buyer brokerage agreement signed at the start of the relationship before any homes can be shown***

 

How Much Does It Cost To Hire Meloni Realty for buyer representation?

• A non-refundable up front fee of $595
  • This fee covers up to 5 showings within a defined area around Tampa Bay in these service areas:
    • Hillsborough County
    • Pinellas County
    • Pasco County
  • Additional showings over 5 are $95.
  • Fee also includes one professionally prepared broker price opinion to aid in contract negotiation.
• An additional $1395 is due upon successful contract execution and payable at closing.  This fee is not due if:
  • You fail to secure an executed contract on a property within the defined period specified in the buyer brokerage agreement
  • You fail to close due to loan denial and loan officer provides a loan denial letter
  • You cancel the sales contract within the defined inspection period outlined in the sales contract
  • Seller non-performance
• This fee covers all traditional buyer representation services including:
  • Offer Negotiations
  • Assistance with Contract Execution
  • Guidance on Home Inspections / Appraisal
  • Working With Your Loan Officer To Get The Deal Closed
  • Working With the Title Company To Get The Deal Closed

Do I have to be pre-approved for a loan prior to seeing homes?

• No.  While it is highly recommended that you speak to a loan officer prior to seeing homes, this is not a requirement to see homes and ask questions.  It is important to note however failure to obtain loan approval will not result in a refund of the upfront fee of $595.

Will Meloni Realty locate the homes to view?

• No.  Using this website or a website of your choice, you will locate the homes you want to view and then notify Meloni Realty of your choices.  Meloni Realty will then work to coordinate the showings with you and the seller's representatives.
